LANDLORD PORTAL AND PRS OMBUDSMAN

All landlords will soon be legally required to register their rental properties on a new government-run digital landlord portal and become members of the Private Rented Sector Ombudsman scheme.

These reforms aim to create a centralised system for transparency, compliance, and accountability in the private rental market.

The landlord portal will act as a government-held database of rental homes, containing key information about landlords, tenancies, and property compliance. Registration will be mandatory, and unregistered landlords may be restricted from letting or face enforcement action.

Alongside this, landlords must also join the new Ombudsman scheme, which provides tenants with a formal route to raise complaints or disputes about property conditions, maintenance, or landlord conduct. Membership will be compulsory for all private landlords, even those managing a single property.

The Ombudsman will have powers to investigate complaints, require remedial action, and award compensation to tenants where appropriate. As a result, landlords must ensure their documentation, communication, and processes are up to standard, since any reported issue could lead to formal scrutiny.

These measures are designed to raise standards and consistency across the sector, particularly in areas where tenants previously struggled to hold landlords accountable. However, the administrative burden of registration and compliance will increase, particularly for landlords with multiple properties or limited internal management support.

We offer a complete compliance support package to handle registration, maintain up-to-date records, and ensure your business remains legally compliant. With the right systems in place, you can avoid penalties, reduce admin, and confidently manage your rental obligations in line with the new legislation.

In Summary:

  • All landlords must register their properties via the new government portal.
  • Membership of the Private Rented Sector Ombudsman will be mandatory.
  • The portal will track landlord and property compliance details.
  • Tenants can file complaints through the Ombudsman, triggering formal reviews.
  • Failure to register may result in fines or restrictions on letting.
  • Landlords must maintain high standards in record-keeping and communication.
  • We offer end-to-end registration support to ensure you stay compliant and protected.
